A condo inspection is an “Interior Only” inspection. A condominium owner is generally responsible only for this specific area when owning a condo. The external items like the roof, attic, exterior surfaces, etc, are usually the responsibility of the Homeowners Association (HOA). Refer to your HOA guidelines for specific information regarding the maintenance of these areas.

 

Our condo inspection focuses on health/safety, moisture intrusion, functional testing, mechanical systems and components for proper installation. The length of the inspection depends on the size and age of the property.

 

All inspections come with a detailed report with detailed pictures. The report is usually emailed to the client within 24 hours after the inspection is completed. The report is generated as a PDF file that can be saved, printed, and emailed as needed.

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. 

 

We use the Maryland Standards of Practice modeled after the ASHI and Internaci SOP.

                                             Radon is the leading cause of lung cancer among non-smokers and the second leading cause of lung cancer in America. Maryland has many areas affected by Radon.

​

Radon is a cancer-causing natural radioactive gas that you can't see, smell or taste. Its presence in your  home can pose a danger to your family's health.

                            

 The U.S. Surgeon General and EPA recommend that all homes be tested for the presence of radon.    

​

Net Inspections uses a variety of measuring devices that are placed in the lowest level of the residence for a minimum period of 48 hours.

​

You should test for radon and take action if your recorded radon level is greater than 4.0 pCi/L (picocuries per liter). If your radonlevel is above 4.0 pCi/L radon mitigation systems can reduce the level of radon to a safe level in your home.

Infrared Imaging is included in all our home inspections. The use of infrared imaging allows us to look beyond what the naked eye sees to discover hidden areas of potential concern and bring this information to our clients.

​

We use infrared to double check areas of concern we find visually as part of our home inspection. We do not offer a full Thermal Image Inspection and do not include a separate Thermal Imaging Report. For instance, if we visually discover signs of a water leak (like discolored drywall) we will use our infrared cameras and moisture meters to determine whether that leak is active.

Walk and Talk Consultation

The Walk and Talk Consultation is NOT a Home Inspection. There are no ladders or tools used, no pictures and no report. 

It is a consultation of approximately 1 to 2 hours designed to help a seller better prepare before listing a house or help a buyer quickly identify an issue that could affect their buying decision.

Walking the property together, you will take notes and ask any questions as I describe the house systems and any issues that may be areas of concern.
